Self catering forest lodge in Kippford, Dumfries & Galloway
- Entry day variable depending on availability, except High summer season (Saturday changeover in Summer).
- Strictly no smoking within or around the lodge
- Dog(s) allowed by prior arrangement. Dogs must bring their own beds and be toileted off site
- Additional charge for dog, £10 per booking per dog
- Arrival from 4pm - earlier may be possible by arrangement. Departure by 10.30 am

Booking Details
- A non-returnable deposit of 25% of the rental fee is required with the booking, the balance due 1 month before you arrive
- A goodhouse-keeping bond of £100 is required at the time of booking.This will be refunded within 7 days of departure, providing no damage other than normal wear-and-tear nor additional cleaning has incurred during your stay. You will be informed if this has been the case. We reserve the right to invoice you within 30 days for any damage/loss of furnishings which has been incurred above the value of the £100 bond.
- Payment in full is required one month prior to your stay. No reminder will be sent
- For short breaks we would appreciate payment in full at time of booking

TERMS & CONDITIONS
Breakages
Please let us know as soon as possible if any breakage or damage occurs.
Car Parking
Birchlea Lodge has its own parking space for 2 cars adjacent to the lodge. No responsibility can be accepted for loss or damage to vehicles whilst on the property.
Pets
Visitors are allowed one dog (more only by prior arrangement) but must not be left unattended in your accommodation. Visitors must make sure their pets do not cause damage to property or to get onto furniture.They must be tolietted off-site and any dirt left by dogs within Kipp Paddock must be picked up by the owner
Cancellation
If you have to cancel your holiday after the balance has been paid, not less than four weeks before the start of your holiday, the balance will only be refunded if the holiday is re-let; the deposit is non refundable. The goodhousekeping bond will be returned. We do not provide insurance against this or against loss or injury while you are on holiday and you should approach your own insurance broker if you consider this advisable. If you find it necessary to cancel your holiday, please let us know as soon as possible.
Cleaning
The lodge will be clean on your arrival and you are requested to treat the lodge and its contents with care and leave it clean on your departure.
Heating
Please use heating sensibly, turning the thermostat and radiators down/ electric fire off when not needed.
Towels
The towels provided are for use in the lodge only; please do not take them to the beach or use them in the garden. There is a washing machine and tumble dryer in the lodge. If you are washing the lodge’s white towels please do not wash them with other colours.
Booking conditions
1. No subletting is permitted without written consent from the owner.
2. The owner reserves the right to enter the lodge at any reasonable time for inspection, repairs, etc.
3. Charges are fully inclusive. There are no extra charges for gas/electricity. The owners reserve the right to charge for breakages, loss or damage. Tenants should report any deficiency which they notice on arrival, and any which occur during their visit as soon as possible. The good house-keeping bond will be returned within 7 days of departure, providing no damage, additional cleaning nor removal of furnishings has incurred due to your tenancy.
4. The owners reserve the right to charge for cleaning if the Lodge is left dirty. The lodge will have been thoroughly cleaned prior to arrival and tenants are requested to leave it in a like condition.
5. Time is required between tenancies in order to clean the house before the tenants arrive. Occupation of the apartment will be given at 4 pm on the first day of the let. The Lodge must be vacated by 10.30 am on the last day of the let. An extra day’s rent may be charged if the tenants do not leave on time.
6. As we are a registered caravan park no noise or inappropriate behaviour from the Lodge or garden at any time during your stay but in respect for the adjoining neighbours especially at night (AFTER 9 PM)
7. In the event of a disturbance or inappropriate behaviour from the Lodge will result in the neighbours from adjoining properties informing the police.
8. In the event of a problem arising, the owner has the right to ask the hirer and his guests to leave.
9. Birchlea Lodge management will not be responsible for property left behind. Items will be returned only on receipt of prepaid package. Items left behind will be disposed of after a month from departure date.
