Self catering forest lodge in Kippford, Dumfries & Galloway
- Saturday changeovers for week lets, usually.
Where short breaks are available, 2 night minimum stay & entry day variable. NB Xmas and New Year 2010, 3 night minimum stay - Payment by cheque only
- Once we have confirmed your chosen dates are available we will hold them for a maximum of 10 days to allow your deposit to reach us
- A non-returnable deposit of 25% of the rental fee is required with the booking, the balance due 1 month before you arrive
- Payment in full is required one month prior to your stay. If booking less than one month prior to your stay, payment is required in full at time of booking
- For short breaks we would appreciate payment in full at time of booking
- Linen, towels and fuel costs are inclusive
- Strictly no smoking within or around the lodge
- One well-behaved dog allowed by prior arrangement. Dogs must bring their own beds and be toileted off site
- Arrival from 4pm, earlier may be possible by arrangement only

Breakages
Please let us know as soon as possible if any breakage or damage occurs.
Car Parking
Birchlea Lodge has its own parking space for 2 cars adjacent to the lodge. No responsibility can be accepted for loss or damage to vehicles whilst on the property. Pets
Visitors are allowed one dog (more only by prior arrangement) but must not be left unattended in your accommodation. Visitors must make sure their pets do not cause damage to property or to get onto furniture.
Cancellation
If you have to cancel your holiday after the balance has been paid, not less than four weeks before the start of your holiday, the balance will only be refunded if the holiday is re-let; the deposit is non refundable. We do not provide insurance against this or against loss or injury while you are on holiday and you should approach your own insurance broker if you consider this advisable. If you find it necessary to cancel your holiday, please let us know as soon as possible.
Cleaning
The lodge will be clean on your arrival and you are requested to treat the lodge and its contents with care and leave it clean on your departure.
Heating
Please use heating sensibly, turning the thermostat and radiators down/ electric fire off when not needed.
Towels
The towels provided are for use in the lodge only; please do not take them to the beach or use them in the garden. There is a washing machine and tumble dryer in the lodge. If you are washing the lodge’s white towels please do not wash them with other colours.
Booking conditions
1. No subletting is permitted without written consent from the owner.
2. The owner reserves the right to enter the lodge at any reasonable time for inspection, repairs, etc.
3. Charges are fully inclusive. There are no extra charges for electricity. The owners reserve the right to charge for breakages, loss or damage. Tenants should report any deficiency which they notice on arrival, and any which occur during their visit as soon as possible.
4. The owners reserve the right to charge for cleaning if the lodge is left dirty. The lodge will have been thoroughly cleaned prior to arrival and tenants are requested to leave it in a like condition.
5. Time is required between tenancies in order to clean the house before the tenants arrive. Occupation of the apartment will be given at 4 pm on the first day of the let. The lodge must be vacated by 10.30 am on the last day of the let. An extra day’s rent may be charged if the tenants do not leave on time.
